1. The essence of the project
The project involves the creation of an autonomous eco-industrial park with an area of 15 hectares with its own energy core with a capacity of 3 MW.
The key idea is to create an industrial environment with closed cycles of energy, water, and organic raw materials, which provides:
• complete energy independence,
• environmental safety,
• estimated production cost,
• a stable investment model.
The concept is based on the principles of a closed energy cycle and organic recycling.
2. Energy core — 3 MW
A capacity of 3 MW is the calculated minimum for an area of 15 hectares and provides:
• 100% coverage of the park's energy needs;
• status of "energy donor";
• the possibility of selling excess electricity to the network;
• full payback of basic infrastructure (roads, engineering networks, security systems).
Annual indicators:
• up to 23–25 million kWh of electricity;
• up to 20–22 thousand Gcal of thermal energy.
3. Park infrastructure
The 15-hectare area includes:
• energy complex — 3 hectares;
• production area — 4 hectares;
• biomass growing complex (chlorella) — 1.5–2 hectares;
• residential area for personnel — 1.5 hectares;
• administrative and commercial block — 2 hectares;
• engineering and buffer zones — 2 hectares.
The project is focused on locating production enterprises with deep processing of organics and closed technological cycles.
4. Economic model
Investment volume in the energy complex: €9–11 million
(depending on the configuration - with or without its own wastewater treatment system)
Estimated payback period: 3–4 years.
Sources of income:
• sale of excess electricity;
• sale of heat to residents;
• rental of production space;
• sale of organic fertilizers;
• engineering and maintenance services.
5. Investment attractiveness
The project forms:
• energy-independent industrial cluster;
• a stable cash flow model;
• high demand among industrial residents;
• fast investment return cycle;
• scalability (the ability to increase capacity and expand territory).
The autonomous eco-industrial park is a new generation infrastructure project that combines energy, processing, and sustainable development in a single cost-effective system.
